Is Lease Option still a realistic investment strategy in today’s market?
I’ve done a lot of research about REI and have also found a reputable and successful mentor who specializes in Lease Option. (He prefers to call it Lease Purchase.) I now need to take what I’ve learned and begin working on my first deal. This may sound like a stupid question from a newbie, but is Lease Option still a realistic strategy in today’s market? I know there are a lot of motivated sellers, but I’m not sure about the number of tenant-buyers. BTW, I live and will be investing in the MD suburbs of Washington, DC. My advertising budget is limited, so I’m trying to get an idea before I begin placing ads. All answers & ideas are welcome.
I would inquire as to property values in your area. Are they stable, increasing or decreasing?
If the values are decreasing, you are agreeing to a delayed purchase on a property at today’s value when the value a year from now may be less.
If they are stable or increasing, then yes, your strategy is very realistic.
